COMMISSION
James Monroe Homes will pay REALTORS whose buyers have signed a Buyers Representation Agreement.

BUYERS REPRESENTATION AGREEMENT
We will pay your commission!
Call, text or e-mail the New Home Consultant in the community your buyers are considering to register them (especially if they are touring homes without you via NterNow). You must have a Buyers Representation Agreement in place to earn commission if your buyers purchase a home.
When buyers tour the model home, they will be asked to register on a card where they have an opportunity to disclose if they have signed a Buyers Representation Agreement with a REALTOR. If you have not registered them yet, the buyers must indicate that they have signed a Buyers Representation Agreement with you for you to qualify for commission through procuring cause.
If your buyer has already met with our New Home Sales Consultants, viewed homes, decided on a property, and said they have not signed a Buyers Representation Agreement, you will not have procuring cause.
CONTRACT
We require our own builder contract.
When your client is ready to sign, we’ll schedule an appointment to review the contract with you both. (This can be in person or via Zoom, if necessary, but this is an important step in the process.)
We will write the contract and send via DocuSign once it has been reviewed.
While we do not negotiate pricing, if your client would like to negotiate other terms such as a Contingency to Sell a home or a specific closing date, please discuss this with our New Home Sales Consultant prior to contract.
An addendum will be included with the contract to state the compensation for the REALTOR whose buyers have signed a Buyers Representation Agreement.
THE ROLE OF JAMES MONROE HOMES NEW HOME SALES CONSULTANTS
Our New Home Sales Consultants...
- are employees of James Monroe Homes, not REALTORs.
- can ONLY sell James Monroe Homes products.
- are EXPERTS in James Monroe Homes products.
- manage the build process with your client from start to finish.
- are willing to attend all showings and appointments regarding James Monroe Homes to be your trusted resource and answer any questions you or your client may have.
- will not “steal” your clients.
- will be your liaison for all communication so you are not having to reach out to multiple parties to seek answers.
