Buyer Steps For A New Build Home
1 Down to One
The first step to Your Journey Home is to get pre-qualified with our preferred lender, FBC Mortgage, to help determine how much you can afford to spend on your new dream home. It's not mandatory to use our preferred lender, but if you do, you may qualify for incentives! Once pre-qualified, visit our Floor Plans page to build out your perfect plan using our Interactive Floor Plan feature. Now it’s time to meet with your New Home Sales Consultant at our Welcome Center located in your new community. Your New Home Sales Consultant will take your perfect floor plan and guide you to your dream homesite.
2 Purchase Agreement
Now that you have chosen your community, your floor plan, and your homesite, it’s time to set an appointment with your New Home Sales Consultant to review and sign the Purchase Agreement. This can be signed either in person or electronically. Once signed, we will do a pre-design center meeting in person or via ZOOM to go over your wants/needs/wishes and choose any personal selections.
3 Design Center
The fun part! Meet at our Design Center with our in-house Interior Designer to make all the color choices in your home. This meeting typically takes around 4-5 hours. Enjoy a complimentary lunch during your appointment!
4 Pre-Construction
While you have been working on the front end to get all the color choices made, our production team has been gearing up permits and plans to get everything ready to break ground. Meet onsite with your Site Supervisor to review your selections, verify your James Monroe Homes login information, review the visitor policy, and capture family memories with a photo on your future home site.

5 Pre-Drywall
Meet back onsite with your Site Supervisor and see your dream home start to become reality! Learn what goes on behind the walls of your new home. Make a memory as a family by writing a message on the stud of the walls. In the meantime, closing day will be here before you know it. Prepare ahead of time and verify with your lender that they have all the documents they need from you for a successful closing day.
6 60-Day Letter
We are about 60-days from closing day! Be on the lookout for an email from James Monroe Homes for a 60-day letter that verifies that everything is coming along.
7 30-Day Letter
We are about 30 days away from your closing day! Check your email for a letter from James Monroe Homes with the dates and times of walk-throughs and closing.
8 Customer Orientation
Meet onsite with your Site Supervisor to review quality of work per NHAB, flooring, countertops, bathtubs, attic access, GFI, mechanical, emergency procedures and more. Review and complete your home inspection agreement (if applicable) and customer orientation form. Learn about the Smart features in your new home and the locations of different items. Re-confirm all dates and times posted on your 30-day letter and be prepared to transfer your mailbox key and utilities.
9 New Home Delivery
It’s the final walk-through before closing! At this onsite meeting, review the Home Orientation form, BIA Warranty, and HERS with your Site Supervisor. Receive a USB with your house specific documents, warranty items and fill out your buyer's information sheet. Receive information about the service order processes and the pre-scheduled 30-day and 11-month warranty visits.
10 Closing and Warranty
The day is finally here! Meet at the James Monroe Homes Design Center to sign your paperwork, receive your house keys, and a private label bottle of Woodford Reserve. Once you close on your home your 1-year limited builder's warranty will begin! Please pose for a photo to commemorate the occasion.
